Why is real estate divided into zones?

If you are looking to purchase real estate, one important thing to check is the zone. In most municipalities, real estate will be separated into certain zones for specific uses. Three common examples include residential, commercial and industrial, although there can be other divisions as well.

You need to check because you can only use the property as intended under that zone. So if you are trying to start a commercial operation, you should not buy a property in a residential zone or you would need a variance in order to start a business in that location. But why is it that real estate zones are used in the first place?

Orderly development

One reason is that zones help to promote the orderly development of the city or town. People know what to expect in various areas, and similar types of properties can be clustered together. This will often lead to different shopping districts, dining districts or residential areas with housing developments. Things are not just being constructed at random, but are developed intentionally.

Property values

Another reason for the use of zones is that it can help to protect property values. For instance, if someone buys a house for $400,000, they may be worried about the property value falling if an industrial plant or a manufacturing center is constructed next door. But by organizing properties into specific zones, it helps the values stay more stable over time. This can help real estate investors and private landowners.
